Rankin Blair
Chief Operating Officer
Rankin Blair oversees Lima One Capital’s loan production and technology infrastructure.
Rankin joined Lima One Capital in 2013 as an underwriter where he significantly increased the company’s origination volume. By 2014 he had assumed the role as Managing Director of Operations, responsible for the entire analyst team. He also played a pivotal role in implementing institutional grade policies and procedures to support Lima One Capital’s continued growth. Additionally, he is responsible for the design and installation of the company’s’ loan origination software, as well as a custom inspection management platform. In 2022 he was promoted to Chief Operating Officer.
Rankin earned a B.S. in financial management from Clemson University. Prior to joining Lima One Capital, he worked as a commercial credit analyst for a global specialty electronics distributor. He also currently serves as a member of the United States Army Reserve.

Josh Woodward
Chief Financial Officer
Josh joined Lima One in 2013. He has played an integral role in the company’s capital markets, FP&A, product development, and servicing functions. Prior to joining Lima One, Josh worked in Bank of America’s Enterprise Capital Management Group and held various other corporate finance roles during his tenure there. Josh earned his MBA from the University of North Carolina’s Kenan-Flagler School of Business, specializing in Corporate Finance, and his B.S. from Clemson University.

Jeff Tennyson
President and Chief Executive Officer
Jeff Tennyson is President and CEO of Lima One Capital. Jeff is responsible for the Company’s overall business strategy and day-to-day operations. Tennyson brings more than 30 years of financial services leadership, operating and executive experience to Lima One. Since joining in 2018, he has led the Company to exponential growth with Lima One recently being recognized by Inc. Magazine as one of America’s Fastest Growing Companies on the Inc5000 list and also led the Company’s recognition as a Top Workplace and Best Place to Work.
Tennyson has held various C-level executive roles for both single-family rental and residential mortgage lenders. Prior to Lima One, Tennyson was President of Clayton Holdings (a wholly owned subsidiary of Radian Group (NYSE:RDN)), where he served on Radian’s Executive Committee and oversaw the global mortgage services business units. Prior to Radian, Tennyson served as founding CEO and COO for B2R Finance (a Blackstone sponsored company). He also previously held C-level positions at Strategic Growth Bank, EquiFirst Mortgage Corp (a Barclays Bank subsidiary), and Anchor Glass Container Corporation. Tennyson is a Certified Public Accountant and holds a BBA degree from Harding University and an MBA from Harvard Business School.

Trez Moore
Managing Director of Capital Markets
Trez is responsible for positioning Lima One Capital for strong long-term growth through a strategic capital market strategy, oversight of the Company’s mortgage-backed securitization activity and ensuring ongoing liquidity for the Company’s mortgage lending. Moore has over 40 years of experience in capital markets, origination, and risk in both residential and commercial real estate.
He has in-depth knowledge of the primary and secondary mortgage markets, including credit risk and portfolio management, finance, servicing and securitization. He has held positions with Freddie Mac, Cerberus, RBS and Promontory. Moore holds a B.A. and MBA from The Wharton School at the University of Pennsylvania.

Josh Craig
Chief Operating Officer
As COO, Josh oversees all sales, marketing, operations, and technology for the firm. Prior to joining Lima One, Josh worked for Finance of America Commercial as part of the core leadership team accountable for the company’s exponential growth. His responsibilities were diverse, spanning the organization from sales leadership to product development to strategic planning and competitive positioning. Prior to that, Josh worked for Wells Fargo in various capacities including strategy consulting, project management, and consumer lending leadership.
Josh is extremely passionate about all things real estate investing and is an active SFR investor himself. He earned his MBA from Wake Forest University and his B.S. from Kentucky Wesleyan College.

Annmarie Higgins
Chief Human Resources Officer
As CHRO, Annmarie oversees all human resources functions at Lima One. Most recently, Annmarie served as the Head of Human Resource for Samsung Electronics Home Appliances America. Prior to that, she was VP of HR at SCANA and BMW. At BMW, Annmarie launched BMW’s state-of-the-art Family Health Center which included primary care, occupational health, physical therapy, dental, vision, and pharmacy.Â
Annmarie has served as a leading community advocate, both internally and externally. Annmarie currently serves on the Board of Directors for the United Way of Greenville County and for Prisma Health Upstate Affiliate. She was involved in the startup of the South Carolina Business Coalition on Health, later serving as Chair.  Previous board positions include University of South Carolina’s Riegel and Emory Board, Utilities Employees Credit Union, United Way of the Piedmont, United Way Young Philanthropist Society, Leadership Greenville, and Opportunity Greenville. She is a graduate of The Riley Institute Diversity Leaders Initiative. Annmarie earned her Bachelor of Science degree in chemical engineering from the University of Virginia. She is a Fellow of the ninth class of the Liberty Fellowship and a member of the Aspen Global Leadership Network. Annmarie is married with two daughters.

Cortney Newmans
Head of National Accounts and Commercial Lending
Cortney Newmans serves as Lima One’s Head of National Accounts and Commercial Lending. In this role, he is charged with managing large, institutional-scale accounts for the company. His product focus includes multifamily properties and single-family portfolios for Lima One. Additionally, Cortney leads the expansion and optimization of Lima One’s national partnerships and strategic relationships across the Company’s lending network.
In his role as Director of Business Development starting in 2014, Cortney oversaw development of sales operations into 42 states including the District of Columbia. His responsibilities included providing senior-level management to business development teams. Cortney has personally originated over $275MM in SFR and Multifamily assets and overseen the production of over $375MM.
Cortney is also a real estate investor with nearly 10 years of real estate ownership and management experience, with a strong track record of executed value-add deals. He currently owns over 65 doors.

Tim Lawhorne
Director – Strategic Accounts and Multifamily
Tim Lawhorne serves as Lima One’s Director of Strategic Accounts and Multifamily. In this role, Tim oversees daily operations and loan production for strategic accounts, and he is responsible for the creation and implementation of processes and procedures to ensure that Lima One Capital is effectively and efficiently meeting the needs of real estate investors with large loans as well as multifamily loans. He is also responsible for coordinating with senior management on product development and best practices to ensure that Lima One Capital continues to originate loans of the highest quality.
Tim joined Lima One Capital in 2016 as an Operations Analyst in the Short Term Finance Department. He shortly moved into a Senior Analyst role within the company’s multifamily and commercial division, where he was instrumental in turning a newly-launched loan program into the fastest growing division within the company. He assumed the role as Director of Short-Term Financing in 2019 and became Director of Strategic Accounts in 2021, and then added Multifamily responsibilities in 2022.
Tim earned a B.S in Biological Sciences from Clemson University. Prior to joining Lima One Capital, Tim worked as a IT recruiter for a recruiting firm, followed by a role as the Territory Sales Manager for a Texas-based tech firm.

Dalton Elliott
Director – Inside Sales
Dalton Elliott serves as Director of Lima One’s Inside Sales team. In this role, he oversees the daily operations and long-term strategy of our in-house sales team. He is also the host of Lima One’s Real Estate of Things podcast. Previously, Dalton has served as Director of Customer Experience, and overseen Lima One’s mortgage broker and lender finance channels. Dalton joined Lima One Capital in 2015 and previously worked as an analyst in the Rental30 department.
Dalton earned a B.A. in Political Science from Furman University. He serves on the Board of Directors for the Greenville Humane Society, where he and his wife adopted their dog Oliver. Dalton is also Chair of the Ethics Committee for the National Private Lenders Association.

Brian Cauthen
Director of Multifamily Finance
Brian Cauthen serves as the Director of Multifamily Financing. In this role Brian is responsible for developing and maintaining a commercial loan program that fits the needs of real estate investors. Brian is engaged in the day-to-day management of underwriting and financial analysis of loan submissions, along with looking for macro solutions for growth within a constantly changing lending market.
Brian graduated from Florida State University with a degree in Finance. He started his career as a Commercial Real Estate Underwriting Analyst, followed by positions in equities trading and residential mortgage banking. Prior to Lima One Capital, Brian worked as a Financial Analyst for a conventional and SBA commercial loan portfolio servicer.

Bill McDonald
Senior Director – Construction and Valuation
Bill McDonald is Lima One Capital’s Senior Director of Construction and Valuation. His team of construction analysts manage pre- and post-closing risk and the construction draw process, and advise FixNFlip, ground-up construction, and heavy rehab borrowers on project budgets and processes. This process helps Lima One’s customers successfully complete their flips or construction projects, while ensuring the performance of their loans. Bill has built a best-in-class construction management department that supports clients while identifying and mitigating risk on an hourly basis. This gives Lima One an advantage over its competitors in both customer experience and risk management.
Bill is a licensed general contractor and inspector who started and operated his own general contracting and real estate inspection firms in California and Maryland before joining Lima One In 2017. He has more than 25 years of experience in residential and commercial construction. In 2022, he was promoted to senior director and assumed authority over Lima One’s internal valuation team.

Justin Thompson
Director of Inside Sales
Justin Thompson serves as Director of Inside Sales for Lima One Capital.
Since joining Lima One Capital in 2012, Justin has overseen marketing for the company and assisted in the branding of several new investor programs as well as a successful nationwide expansion for the company.
Justin Thompson graduated from The University of Mary Washington with a degree in Political Science.

Diane Sugrue
Senior Director – Operations
Diane Sugrue is Lima One’s Senior Director of Operations. In this role she oversees operations for all of Lima One’s underwriting and credit team. She is responsible for the creation and optimization of processes and procedures so that her team can efficiently and effectively meet the needs of real estate investors no matter their investment strategy.
Diane joined Lima One in 2016 as an operations analyst in the rental department and shortly moved into a Senior Analyst role. She also spent time as a Senior Broker Consultant and Senior Multifamily Analyst where she helped build out both departments and their processes. Before her promotion to Director in 2021, she was Deputy Director of the Multifamily and Rental Finance departments. She served as Director of Rental Finance, leading a team that did record volume during the low-rate refinance boom of 2021, and then as Director of Multifamily in 2022 before being promoted to her current role. Diane earned her B.S. in mathematical sciences from Clemson University with an emphasis in actuarial science and financial mathematics.

Nate Trunfio
Chief Revenue Officer
Nate Trunfio is Lima One’s Chief Revenue Officer. In this role, Trunfio (who is based in Philadelphia) leads all of Lima One’s sales teams.
Trunfio was most recently President of DLP Lending, a company that funds bridge loans for single family and multifamily real estate investors. He was responsible for overseeing all aspects of the company, leading both sales and operations, and was instrumental in the company’s significant growth. Trunfio also served as Director of Operations for two different business-to-business alternative lenders, where he was responsible for the operations and sales team and improving efficiency and scaling the departments. He began his career by spending five years at New Penn Financial, where within two years, he became the top producing sales representative among a team of more than fifty. Trunfio earned a dual bachelor’s degree in Business Management and Marketing from Eastern University.

John Della Bella
Director – Sales
John Della Bella serves as the Director of Sales for Lima One, leading the company’s inside sales team as they onboard and partner with borrowers in the private lending space.
John has more than a decade in banking and private lending, and recently was Director of Inside Sales for another private lender. In that role, he was responsible for the growth and development of all sales associates within the organization and was a key factor in the company’s record growth. He began his career with Bank of America in consumer and small business before moving to private lending. John earned his undergraduate degree from the University of Miami and his MBA from Florida Atlantic University.

Abigail Williams
Senior Director – Legal and Compliance
Abigail joined Lima One in January 2021 and leads the company’s legal and compliance department. Prior to joining Lima One, Abigail was an associate at K&L Gates LLP in Charlotte, NC, where she focused on mortgage-backed securitizations and general corporate matters. Abigail earned her B.S. from the University of North Carolina and her J.D. from the University of South Carolina School of Law.

Brandy Cogsdill
Director – Servicing
Brandy Cogsdill serves as Lima One Capital’s Director of Servicing. In this role, she manages all loan servicing functions including billing, collections, customer service, data management, and investor reporting. Brandy leads a department that oversees and reports on the company’s vast loan base across FixNFlip, Rental, and Multifamily loans and uses data to ensure that Lima One’s loan products and processes best serve our customers and investors. She joined Lima One in 2017.
Brandy’s career includes experience in finance and accounting at Advance America and United Resource Recovery Corporation. She also served as Co-Founder and Director of iRecycle, a non-profit organization that funded dozens of scholarships over its existence. She holds a B.S. in Business Administration from USC Upstate.

Vinod Thomas
Chief Servicing Officer
Vinod has over 30 years of progressive industry experience split between mortgage servicing and as a vendor providing products and services to the mortgage servicing community. Prior to joining Lima One Capital, he was the SVP of Mortgage Servicing at Fidelity Bank. He was previously the EVP of Mortgage Servicing at Pacific Union Financial, LLC. Before that, he was the SVP of Default Servicing at PNC Mortgage, where he was responsible for setting strategy and direction, as well as the oversight of all aspects of default loan servicing for a bank under the consent orders of both the OCC and the FRB. Under his leadership, all work required to remediate gaps identified by the OCC and FRB were successfully completed by 3Q 2014.
Prior to PNC Mortgage, Vinod had a senior leadership role at ServiceLink, a Fidelity National Title Company subsidiary. Vinod was the COO for LandAmerica Default Services Company, a subsidiary of the LandAmerica Financial Group, responsible for providing strategic and operational leadership to the group providing default-related products and services to the mortgage servicing community. Vinod started his career in mortgage servicing working for Bank of America, then was at Washington Mutual Bank.
Vinod is a graduate of the College of Business and Economics from California State University, Fullerton, with a degree in Business Administration with an emphasis in Finance.

Kevin Holliday
Director – Servicing Operations
Kevin W. Holliday, Director of Servicing Operations, joined Lima One Capital in the fall of 2018. Holliday joined Lima One with 11 years’ experience in management, loan originations, and mortgage servicing. Most recently he was at Shellpoint Mortgage Servicing, where he was responsible for managing the onboarding and deboarding team during a period of phenomenal growth at the company. He held prior experience dealing with investor reporting, cash reconciliations. and operations, as well as reporting and analytics. Â
In 2020, Holliday assumed his current role over the Servicing Operations and Special Servicing team. He is a graduate of Furman University with a degree in Business Administration and is a 10-year veteran in the armed forces currently serving with the Tennessee National Guard.

Rob Parsley
Senior Director – Sales
Rob Parsley joined Lima One Capital in January 2019 as a San Diego-based Business Development representative and spent a year serving as the Regional Sales Manager of the company’s Western Division and then two years as Director of Busienss Development. In his current role as Senior Director of Sales, Parsley focuses on growing Lima One’s national sales team by enhancing production of existing sales reps and by hiring reps in additional markets across the country.
A graduate of Point Loma Nazarene University, Parsley has spent more than 25 years in the lending industry.

Lucas Whaley
Senior Director – Technology
Lucas leads the technology organization across business intelligence, product, engineering, and IT operations and security teams. He joined Lima One Capital in 2017, implementing loan origination and servicing systems and constructing the company’s cloud data warehouse and analytics suite. He assumed his current role in 2018 and is responsible for technology strategy and customer-facing online services.
Lucas is a graduate of Clemson University with a B.S. in economics. Before joining Lima One Capital, he worked in lending in commercial loan operations, credit, and auto finance.

Kim Deter
Director – Short-Term Finance
Kim Deter joined Lima One Capital in 2021. She brings a wealth of institutional finance experience to Lima One Capital, having built Insurance-Dedicated Funds for many of the world’s largest alternative asset managers. She has over 14+ years of construction, new business, and operations experience ranging from finance to advertising. She successfully ran a luxury custom construction company for over six years before starting her first company at 27. She has been involved in the real estate industry since the age of 7, helping her mom flip homes. Kim received her Bachelor in Business Administration majoring in Marketing and minoring in Psychology (’13) and MBA (’21) in Finance with highest honors at St. Edward’s University in Austin, Texas.

Taylor Owens
Chief Marketing Officer
Taylor Owens joined Lima One Capital as Chief Marketing Officer in 2021 after spending a year in a fractional role with the company. In this role, Owens oversees lead acquisition and nurturing through inbound and outbound means while supporting Lima One’s sales channels.
A graduate of the University of Washington, Owens comes to Lima One from Hawke Media where he was Group Director of Client Strategy. He previously worked at POSSIBLE (now Wunderman Thompson) as a senior marketing analyst and served as a senior strategist at Wheelhouse Digital Marketing Group.

Shahin Ilbeig
Director – West Coast Operations
Shahin Ilbeig joined Lima One as Director of West Coast Operations in December 2021. In this role, he played a key role in launching the company’s Irvine, California, office. He now leads the team of underwriters and loan processors based in Irvine.
Before joining Lima One, Shahin managed underwriters at several private lenders who serve real estate investors. He earned his bachelor’s degree in Global Socioeconomics from UC-Santa Barbara and his MBA in Finance from Pepperdine University.

Bronson Pasko
Director – Human Resources
​Bronson Pasko serves as Director of Human Resources at Lima One Capital, leading the company’s onboarding, training, and professional development while contributing to all human resources functions. Before joining Lima One in March 2019, Bronson served as the national training director for Movement Mortgage, where he co-founded Movement University. He has also served as a university administrator at two universities.
Bronson, a Gallup-certified Strengths Coach, holds a Bachelor’s Degree in History from Northwestern College and a Master’s in Education from Azusa Pacific University.

Barrett Clayton
Director – Secondary Markets
Barrett Clayton serves as Director of Secondary Markets for Lima One Capital. In this role, he manages the daily loan financing, post-closing, and residential capital markets for the company. He also uses his secondary markets expertise to contribute to the company’s underwriting, credit, pricing, and product development strategies.
Barrett joined Lima One Capital as an operations analyst in 2015 and assumed his current role in 2017. He holds a financial management degree from Clemson University.

Robert Neely
Director – Marketing
Robert Neely serves as the Director of Marketing at Lima One Capital, spearheading the company’s marketing campaigns and content marketing while contributing across all marketing functions. Before joining Lima One in June 2019, Robert served as a strategist at a local digital marketing agency, an editor/project manager at a non-profit publishing house, and a journalist at a national magazine and a daily newspaper.
Robert earned his B.A. from Wake Forest University and his M.S. in Journalism from Northwestern University.

Evan Smith
Director – Financial Planning & Analysis
Evan Smith serves as Director of Financial Planning and Analysis at Lima One Capital, leading the company’s forecasting and financing planning functions. Before joining Lima One, Evan spent four years at Global Lending Services in corporate finance and business planning roles.
Evan joined Lima One in 2021. He holds a B.S. in Financial Management from Clemson University and a Master’s Degree in Finance from Vanderbilt University.

Roger Jennings
Director – Valuations
Roger Jennings joined Lima One in 2020 as Director of Valuations. He has been the architect behind the construction and development of the appraisal team, and also provided Lima One with an internal evaluation which can be used in place of the conventional appraisal process. This allows Lima One to service its customers with faster, and more with more accuracy.
Prior to joining the Lima team, Roger built an appraisal department for Finance of America Commercial, oversaw appraisals and lending decisions with Wells Fargo, was co-founder of a successful appraisal review company, and worked as a field appraiser.

Eric Rogers
Controller
Eric Rogers serves as the Controller for Lima One Capital, governing the company’s accounting and treasury functions. Prior to joining Lima One, Eric spent six years as the Director of Accounting at World Finance, a publicly traded originator of consumer loans. He began his career in the audit practice of Ernst & Young, where he spent four years.
Eric joined Lima One Capital in 2021. He holds a B.S and a Master of Accountancy from the University of South Carolina.

Chris Wilhoit
Director – Credit Risk
Chris Wilhoit serves as Lima One’s Director of Credit Risk. In this role, he leads the people and processes that help Lima One take appropriate credit risks with all loans. Chris joined Lima One in 2013 as an operations analyst, and he spent five years as the Director of Long-Term Finance over the operations of the company’s rental property and portfolio loans, including founding the department and establishing the loan product. He assumed the role of Director of Operations in 2020, focusing on product development and implementation, process development and implementation, and underwriting management and auditing. He assumed his current role in 2022.
Chris holds a bachelors degree from Clemson University.

Jake Thrasher
Director – Rental Finance
Jake Thrasher is Lima One’s Director of Rental Finance. In this role, he oversees daily operations and loan production for rental property and portfolio loans. He is responsible for the creation and optimization of processes and procedures that empower his team of analysts to efficiently and effectively meet the needs of real estate investors.
Jake joined Lima One in 2017 as an operations analyst. During the COVID-19 pandemic, he helped create and establish a Loss Mitigation Department to assist clients experiencing financial burdens. He has also held senior and deputy director roles within the rental finance department. Jake earned his B.S in interdisciplinary studies with an emphasis in business and communication from the University of South Carolina Upstate.

Andrew Shook
Head of Commercial Real Estate Lending
Andrew Shook serves as the Head of Commercial Real Estate Lending at Lima One Capital. In this role, he is responsible for national multifamily and commercial loan production, joint ventures / strategic partnerships, product development, and marketing strategy. Shook joined Lima One in 2018 to scale Lima One’s multifamily lending business. With the dedicated efforts of a great team, Shook has helped lead the business from proof of concept to over $1 billion in production.
During his 20+ year career he has worked in a variety of capacities and locations including New York, London, San Francisco, and Charlotte. Shook held positions at Hyperion Capital Management, Bank of America, HSBC Bank USA, Resource America / Resource Capital Corporation, and A10 Capital. Shook was on the founding management team of a mortgage REIT that enjoyed a successful New York Stock Exchange IPO.
Shook graduated with a Master’s of Finance from the University of Alabama and a Bachelor’s of Business Management from North Carolina State University.

Jeff Choi
Director – Core Servicing
Jeff Choi joined Lima One in 2022 as the Director of Core Servicing.  Jeff brings more than 25 years of experience in the mortgage servicing industry to his role, as well as deep knowledge in all aspects of servicing. His prior experience includes Head of Servicing roles at PENFED Credit Union and Sierra Pacific Mortgage Company. He also served as Senior Vice President of Servicing Administration and Chief of Staff to the President of Servicing at Rushmore Loan Management Services.Â
As the Director of Core Servicing, Jeff leads the customer relations management, cash management, investor reporting, and escrow administration teams in servicing.
Jeff earned his MBA at Southern Methodist University, Cox School of Business and studied Computer Information Systems at Coleman College.Â

Robert Greenberg
Director – Lender Finance
Robert Greenberg is Director of Lender Finance, responsible for the Lima One’s initiative to offer consistent and reliable capital to lenders and mortgage brokers in the private lending space. Greenberg brings more than 30 years’ experience in marketing, technology, finance, and real estate.
Greenberg has held various executive-level roles for single-family rental and residential mortgage lenders. Prior to joining Lima One, Greenberg was the Chief Marketing and Technology Officer at Patch Lending, responsible for developing a proprietary CRM and Loan Origination System, as well as the company’s lead generation, digital, and traditional marketing efforts. Before Patch, he led marketing for B2R Finance, where he helped create a unique, technology-enhanced lending platform responsible for originating more than $1B of real estate investor loans that led to the first-ever multi-borrower single-family rental securitization.
Robert holds a B.S. from the University of Texas at Austin.

Erin M. Rainey
Senior Director – Human Resources
Erin M. Rainey serves as Senior Director of Human Resources at Lima One Capital. In this role, Erin leads the Human Resources team, including Leadership Development, Training, HR Operations, and Talent Acquisition.
With almost 20 years of Human Resources experience, Erin brings extensive knowledge from multiple industries and countries. Erin is a Greenville, S.C., native, but has traveled the world working in Germany, Hawaii, and Japan. She started her career with BI-LO, LLC, for eight years, and then joined BMW Manufacturing and several companies after that. She joined Lima One in 2023 from Hancock Whitney Bank in Gulfport, MS, where she was VP and Sr. HR Business Partner.
Erin earned her B.S. in Business Management from Clemson University and her MBA from the University of South Carolina’s Moore School of Business. She also holds the Senior Human Resources Professional (SPHR) and SHRM-SCP certifications.

Darin Judis
Director – Wholesale Lending
Darin Judis joined Lima One in 2022 as Director of Wholesale Lending. He led the launch of Lima One’s wholesale channel, empowering mortgage brokers across the country to better serve their clients with Lima One’s business-purpose loans.
Judis has worked in mortgage lending for 30 years and spent the last 20 years as a senior-level wholesale channel leader at Axos Bank and Indymac Bank. He is based in San Diego.
