The Opportunity
A veteran Memphis-area investor decided to refinance one of the dozens of rental properties in his portfolio. He wanted a cash-out refi that allowed him to capture equity while also maintaining monthly cash flow on the property.
So he called his longstanding rep at his long-time lender, Lima One Capital.
The Solution
On this deal, Lima One provided 60% loan to value leverage on a cash-out refi, based on the investor’s unique needs for this specific property. Lima One has provided up to 75% loan to value leverage on cash-out refis on many of the 29 loans it has closed with this client over five years. This DSCR loan allowed the investor to capture more cash for additional investments while preserving monthly profit from the three-bedroom, two-bathroom rental home.
With this deal, the investor neared $4 million in lifetime financing from Lima One. In addition, the investor serves as a referral partner, recommending fellow investors to Lima One and receiving 0.25% of every loan those investors close with Lima One. Lima One helps the investor continue to scale his business, showing how smart investments start with strong partnerships like the one this investor has with Lima One as his lender of choice.
