The Opportunity
A real estate investor couple had owned a beautiful beach cottage in Truro, Massachusetts, on the Outer Cape for more than 20 years. This four-bedroom home with a one-bedroom guest cottage was rented at a strong market rate, creating significant monthly cash flow.
As mortgage rates started to dip in late 2025, the investor decided it was time to refinance the property to get cash out while still protecting monthly cash flow on the investment. For the first time, they got in touch with Lima One.
The Solution
Based on the investment property’s strong value and reliable tenants, Lima One was able to provide a cash-out refinance of the property at its floor DSCR loan rate, giving the investors the lowest possible monthly payment. At 65% leverage, the investors were able to get more than $450,000 in cash out at closing, while still maintaining plenty of equity.
This provides the investors with significant operating capital while also protecting their investment with fixed-rate financing on a 30-year, fully amortized loan. This gives the investors certainty in terms of future expenses and cash flow.
