What are the pros and cons of flipping homes in the Las Vegas market?

Because of Las Vegas’s growth pattern, a significant portion of the housing stock was built in the 1970s and 1980s. This means many homes are now 40+ years old and in need of rehab.  

As a result, fix-and-flip investors have access to plenty of inventory that presents opportunities to add value to properties by updating them.

The market is highly competitive for investors. The network of wholesalers is strong, and many experienced operators in the market have strong connections that allow them access to available inventory.  

That makes it harder for someone who does not have relationships in the supply line already to get into the flipping market. 

What advice would you have for other investors who might like to try investing in the Las Vegas market? 

  1. Knowing and sticking to your numbers on purchase is essential. Properties don’t fly off the Las Vegas market after flips are complete. So, investors need to emphasize disciplined purchase prices and stick to rehab budgets closely to protect their profit margin. 
  2. I see a lot of opportunity for flippers who want to execute the BRRRR strategy by holding properties after rehab. Rents are strong, and flippers who create value through rehab can protect that value by holding the property. Investors who do this will benefit from cash flow as well as property value appreciation.  

Fix and Flip Property Examples in Las Vegas, Nevada

Another investor just purchased a Las Vegas luxury home for $2M. They plan on $450K in rehab. The appraised after-repair value is $3.5M, which gives the investor significant profit potential.  

Investors who have significant cash on hand can do well flipping luxury properties like this. The competition to purchase these profits isn’t as steep, and the potential profits are appealing for those with the liquidity to overcome the barrier to entry.
